Thomas Samuels Enterprises was engaged by the 2626 Lakeview Condominium Association to serve as Owner’s Representative for a major Capital Repair and Replacement Project for this 43-story building. The project  included major repair and replacement of the building’s garage, domestic water and sanitary riser systems, new roofing and roof decks, elevator modernization, and multiple mechanical, electrical, and plumbing systems including new boilers and a new emergency generator.

850 W. Adams St. Chicago, IL

Thomas Samuels Enterprises was engaged by the 850 West Adams Condominium Loft Association to serve as the Owner’s Representative and to provide project management services for various capital repair and replacement projects for this 7-story loft style brick building constructed in 1925. Projects included replacing all roof decks and remodeling/up-dating common areas. TSE responsibilities included managing the engagement of architects, engineers, the consultant team and the general contractor, managing and coordinating the project team, and overseeing construction.

600 N. Kingsbury Park Place Condominium

Thomas Samuels Enterprises was engaged by the condominium association to serve as the Owner’s Representative and to provide project management services for this riser restoration and remediation and capital repairs project for the 300-unit Park Place Condominium.

538/40 South Cortez St. New Orleans, LA

Samuels NOLA Interests, a single purpose TSE-related entity, acquired a vacant 3-flat apartment building in New Orleans. The project was financed, re-designed, and renovated and is currently fully occupied.

Illinois Institute of Technology Chicago, IL

TSE was engaged by Host Marriott to provide Development Management services for the pursuit of a $12 million renovation and restoration of Bailey Hall, a historic Mies Van der Rohe student residence at the Illinois Institute of Technology.  TSE’s primary responsibilities included managing the project team interface with the City of Chicago including all entitlements, incentives and permitting.

University of Cincinatti Student Housing

Thomas Samuels served as Partner-in-Charge of the Development Management of this $140 million public/private partnership. The Marketplace development included a range of student housing with streetscape improvements, retail development, university facilities, and a 1,600 car parking garage.

Swissôtel Ballroom Addition and Room Renovation

TSE was engaged to provide Development Management services for the $50 million addition and room renovation of the Swissotel in Chicago, IL. Engaged by Host Hotel and Resorts, TSE’s primary responsibilities included managing the engagement of the architectural, engineering, consulting, and construction team, overall team coordination and design management and the interface with the City of Chicago for all entitlements and permitting.

University of Cincinnati Marriott Kingsbury Conference Center Hotel

Thomas Samuels served as Partner-in-Charge of the $75 million, 600,000 SF hotel (now the Graduate Cincinnati), conference center, and offices for the University of Cincinnati. Delivered in a public/private partnership with the University of Cincinnati.

IMD Gateway Hotel
Chicago, IL

Thomas Samuels served as the Partner in Charge for the successful competition/pursuit  and overall design and first phase of this 1.2 million SF mixed use development in the heart of the Illinois Medical District (IMD). The project consisted of retail, apartments, hotel, and offices and laboratories serving the IMD, patients, people doing business with the IMD and its surrounding hospitals, and the community. Mr. Samuels remains a partner in the Gateway Master Partnership.
